What is a General Home Inspection

 

A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property, designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector.  The scope of work may be modified by the Client and Inspector prior to the inspection process.

An inspector, can only report on what they can see, given reasonable access. The general home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection. A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people.  The fact that a system or component is near, at or beyond the end of its normal useful life is not, in itself, a material defect.

As described above a General Home Inspections consists of a visual inspection of all accessible systems in a home.  A general home inspection is typical for home buyers and sellers seeking to understand deficiencies in the property. A general home inspection does not include technical analysis for things like Radon and Mold, however these services are offered for an additional fee.  

According to the IMEA  all homes in Illinois should be tested for Radon.  The U.S. Environmental Protection Agency (US EPA) and the Surgeon General’s Office have estimated that as many as 20,000 lung cancer deaths are caused each year by radon. Radon is the second leading cause of lung cancer. Radon test can be done in conjunction with a general inspections, however additional fees apply. 

North Star is IAC2 Certified to test for the presence of Mold. People with serious mold allergies may have severe reactions to the presence of Mold including shortness of breath. There is no way to completely get rid of Mold. It is in the air we breath everyday.  If you are concerned about mold and/or the type of mold in your home we can help.

If your potential purchase includes a pool or spa we can help you determine the safety and functionality of the system.  Pool are an exceptionally dangerous accessory and therefore additional analysis is required to ensure that decking, fencing, and proper electrical installation is present. For in-home spas moisture is always a concern we can inspect for proper installation and ventilation.  Additional fees may apply.

If you are concerned about moisture or improper insulation in your home we can provide a specific Infra-Red & Moisture inspection report.  Infra-Red provides a visual reference of temperature variations across surfaces.  This can help you identify improper or missing insulation also damp or moist area that need to be addressed.  You can utilize our report to pinpoint problem areas for your contractor to focus on saving you money in the long run.

Pre-Sale

Prior to listing your home it is good practice to have your home professionally inspected by a qualified, licensed Inspector.  By understanding deficiencies in your home prior to listing you can save Thousands on negotiations down the road.  We can provide you with a whole home inspection or single component inspections if you have pinpointed areas of concern.

We offer discounted re-inspection services for clients on properties that we have inspected in the past.  We recommend that you personally inspect your home at least once per year. If you would like a professional detailed report we can help.  We would be happy to meet with you to discuss changes in your home, maintenance checklist or provide ancillary inspection services at discounted rates.

Renter Move In/Out

If you own rental property you understand the challenge that comes from a dispute related to damage caused by renters.  We can provide you with a cosmetic report, documenting with photographs, the condition of: floors, window treatments, walls, paint, appliances and more. This "Move In Report" can be compared to the "Move out Report" as proof of damages caused by your tenant.  This is great service if you manage properties remote or would like 3rd party verification. 

At the present time North Star does not provide Well & Septic inspection services however we can help you find a qualified contractor in your area.  When a well is your primary water supply you should have your well tested regularly to ensure that your water is safe for use.

Septic tank failures can be a very unpleasant experience we recommend having the Well and Septic tested prior to your purchase and every 2 years thereafter. 

Single Component

If you are pleased with the general condition of a home but have concerns related to a particular area or system we can provide a Single Component Inspection. Single component reports can include: Roof, Attic, Appliances, HVAC, Plumbing, Electrical, Exterior, etc...Call for pricing. 

Some outbuilding can be as complex as the primary home itself.  If your property includes a barn or structure with electric, gas or plumbing it should be inspected with great care. Please let us know if your subject property has additional structures as fees may apply depending on the scope of the inspection requested.
